Purpose The awareness and practice of buildability is still at its infancy stage in the construction sector of developing countries. Information gleaned from literature shows that embedding buildability into practice is beneficial to construction projects. This study seeks to examine the buildability attributes that are important for improving the practice of construction management.Design/methodology/approach A questionnaire was developed to address the aim of the study. Data were collected through the administration of questionnaires to purposively selected group of architects, engineers, builders and quantity surveyors. A total of 368 questionnaires were administered and a response rate of 60% (219 questionnaires were returned) was achieved. Descriptive and inferential statistics were used in analysing the data.Findings The results revealed that discussion centred on buildable designs among builders and designers as the most critical attribute of buildability for improving the practice of construction management in the Nigerian construction industry. The finding also revealed that, there is a statistically significant agreement between different groups of construction organisations in Lagos state, Nigeria concerning buildability attributes for improving the practice of construction management.Originality/value This study highlights the buildability attributes which are important for improving the practice of construction management. An understanding of these attributes is essential for improving and embedding buildability as a practice in the construction industry.

Purpose Construction industry is a vital sector for national and economic development of any country. Past studies reveal that the Nigerian construction industry is suffering from buildability problems. Buildability improvement is the duty of every key stakeholder, including designers, builders and clients. This study sets out to determine the principal roles of clients in buildability improvement in Nigerian construction projects.Design/methodology/approach A questionnaire survey was adopted to evaluate construction industry professionals’ views on the roles of clients in buildability improvement in Nigeria. Eighty-one questionnaires were sufficiently filled and returned, representing a return percentage of 76% which formed the basis of this study. Data elicited were analysed using descriptive and inferential statistics.Findings The results from factors analysis show that the roles of clients in buildability improvement can be categorised into two constructs: commitment to buildability assessment and other related practices, and adequate planning of project objectives.Originality/value This study contributed to more effective buildability studies by highlighting the roles of clients in buildability improvement in the construction industry. An understanding of these roles is very significant for minimising buildability problems as well as for improving and embedding buildability as a practice in the construction industry.

By identifying the succinct attributes of design, the abstract concept of buildability can be expressed in a more defined and tangible way for its improvements. In this research, factor analysis is used to expound the data obtained from a questionnaire survey on buildability attributes. Results show the first three out of nine key buildability factors for building designs are (i) allowing economic use of contractor resources, (ii) enabling design requirements to be easily visualized and coordinated by site staff, and (iii) enabling contractors to develop and adopt alternative construction details. Discriminant analysis has been used to identify significant differences amongst the respondent groups. At the project level, the findings give designers a better understanding of factors affecting the buildability of their outputs, thus enabling design solutions leading to more efficient and safe construction. At the industry level, the identified factors can contribute to sustainable development through the reduction of waste and the economic use of resources.
